Why Pet ESA Service exists

Many people who need an emotional support animal have been let down by websites that sell registrations, promise letters in minutes, or blur the difference between a pet and a service dog. The result is a letter that falls apart the first time a landlord checks it, and a person who feels embarrassed for trying.

Pet ESA Service was built to do the opposite. We start from a simple idea: if you have a real need for your animal, you deserve a real evaluation by a clinician licensed where you live, a letter that holds up to verification, and straight answers about what that letter can and cannot do.

That matters more after HUD's May 22, 2026 enforcement memo, which changed how HUD's fair housing office handles complaints about untrained animals. The Fair Housing Act, state laws, private lawsuits and Section 504 still matter, and each of them relies on credible documentation.

Who we serve

Most people who come to us are dealing with housing, but their situations differ:

  • Renters facing a no pets policy or a building that limits animals
  • College students requesting an animal in campus housing
  • People moving to a new state or signing a new lease who need current documentation
  • Handlers with trained psychiatric service dogs who want documentation for housing
  • People renewing a letter that is out of date or came from a template

What makes us different

State rules come first. Some states require a 30 day relationship, specific license types or in person contact. We follow those rules and tell you up front when they affect timing or fit. Each state has its own page on our state law hub.

Your clinician is licensed where you live. Every evaluation is done by a licensed mental health professional with an active license in your state, so your housing provider can verify it in minutes. Learn more about our clinicians.

Honest 2026 guidance. We explain HUD's May 2026 memo plainly, including what changed and what did not. We never claim that ESAs can fly in the cabin, enter stores, or must be accepted by every landlord.

A full refund if you are not approved. Payment covers an evaluation, never a promised result. If your clinician does not approve your completed assessment, the fee comes back to you in full.

Help with landlord verification. When a housing provider wants to confirm your letter, we help at no extra charge, without sharing your health information.

What we will not do

We do not sell registrations, certificates, ID cards or vests as documentation, because they carry no legal weight. We do not promise approval, and we do not describe any letter as a guarantee of a housing outcome. Our standards page lists the commitments we hold ourselves to.

We also do not train or certify service dogs. Our psychiatric service dog evaluation documents a disability related need for a dog that is individually trained to perform tasks; the training itself is up to you and your trainer.

How to reach us

Email hello@petesaservice.com for questions about the service, payment or verification. We do not offer a phone line. Your clinician connects with you by phone or video when your evaluation calls for it.

For quick answers, try the help center or the contact page. Housing providers can find verification steps on our page for housing providers. Please do not send medical records through general email.

If you are ready to begin, start the free assessment. It takes about 5 to 10 minutes and costs nothing to start.
